Alanya has a typical hot summer Mediterranean climate. Located at the Mediterranean Basin, the sub-tropical high pressure zones means that most of the rainfall occurs during the short winter season, with the summers being long, hot, and dry; this has prompted the Alanya Board of Tourism to adopt the slogan “Alanya – Where the Sun Smiles”. Storm cells sometimes bring with them fair weather waterspouts which are easily visible when these cells are close to the shore. The presence of the Taurus Mountain in close proximity to the sea sometimes causes fog, in turn creating visible rainbows many mornings.
The height of the mountains also impact upon the climate – the city is sheltered from the cool northerly winds meaning that the ambient sea temperate is maintained, making it suitable for swimming for most of the year; furthermore, the height of the mountains creates an interesting effect as snow can be seen on them even on hot days in the city below. The sea has an average temperature of 21.4C (71F) annually, with a high of 29C (82F) during the hottest months.
Given the pervading weather conditions and the extremely fertile land, Alanya is an important agricultural region and a large and diverse range of vegetables and fruits are cultivated all year round.
Cleopatra beach stretches for 2 km out to the west of the city centre. According to legend, the name originates from 37 BC when the Roman emperor Marc Anthony gifted parts of the city in order to express his love for the Egyptian queen. The equally beautiful Keykubat beach stretches out to the east and the shallow waters make it a perfect site for bathing. Both beaches are ideally suited for sun-worshippers and deck chairs and parasols are available for hire. Numerous cafes and beach bars are located on both beaches and a wide range of water sports are available for both beginners and experts.
The wider world is finally realising that Alanya has so much stacked in its favour as a most desirable place to holiday, live or retire – with its fabulous climate, stunning natural beauty, low cost of living, a superb choice of residential property and its friendly and welcomingly population, it is no surprise to find that more than 40.000 foreigners have chosen to buy a home here. Alanya is now a truly multi-national resort town, with a foreign ownership contingent that originates from 81 countries, many of whom are choosing to live here all year round.
Why choose Alanya?
The official population of Alanya is around 300. 000 inhabitants, but this swells to a constant of around 500 .000 during the summer months when we see the biggest influx of tourists.
A large, modern resort, Alanya has something for everyone including numerous restaurants, boutiques, shops, bars, sporting activities and healthcare facilities. As one of the most important regions for Turkish tourism, there has been large scale investment in tourism based infrastructure – much of this investment is focused on public areas, meaning lots of tastefully landscaped public parks, relaxation areas and tree lined promenades.

Cleopatra Beach and East Beach are the two most popular beaches in Alanya, with these being separated by a 300 metre high promontory thats juts out into the sea. The old city wall – almost 800 years old – runs for around 6.5 km from the top to the bottom of this. It is from the top that the best far-reaching views of Alanya can be enjoyed and the walk down will allow you to take in some of the local shops selling handicrafts or maybe stop off for a cold beer in one of a number of restaurants (each of them continuing the theme of stunning views).
The rental market in Alanya
Rental yields in Alanya are amongst the highest in all of Turkey, second only perhaps to those in Istanbul. Because Alanya is a year round resort, rental demand is evident throughout the year. During the long summer season, the resort is packed with overseas visitors, many of whom (as mentioned previously) are looking for private high end accommodation for short term holiday lets, preferably centrally located and with excellent 5 star facilities.
In addition, there is constant demand during the cooler, winter months, primarily from those looking for medium term lets (of up to 4 months duration) in order to escape the cold, dreary winters of their native countries.
Then, of course, there is the corporate market to consider; if, as expected, tourism numbers continue to increase, then it follows that the number of tour operator representatives will increase, all of whom will require quality rental accommodation for the duration of the season (many of these representatives spend up to 9 months a year in the resort).
Elite Group have a dedicated rental management department with a large portfolio of property for rent – these properties are let to both private and corporate clients; our corporate clients are some of the largest tour companies operating in the Alanya region, including TUI, Neckermann, Detur and Tez Tour.
